Essential Job Functions
The Senior Project Manager, FW Real Estate is a contract role that reports to the Senior Director of Firmwide Real Estate and is responsible for the facilitation of domestic US Real Estate construction projects. The position can be located in any of the firm’s domestic offices. This role works closely with the local Senior Director of Administration and the Senior Director of FW Real Estate to develop project scope, determining required external resources, budget and timeline for all real estate capital projects. This person will build relationships and rapport with the local staff and coordinate efforts to ensure a seamless coordination of both internal Kirkland and external, third-party resources in order to deliver projects on time and budget. Primary responsibility is to act as the point person to identify and manage external consultants, manage the vendor selection process, and assist the local Senior Director of Administration and Senior Director of FW Real Estate with budget planning for all real estate capital projects. The role requires excellent people and process management skills coupled with a construction project management background and an ability to write, present and lead meetings and influence people effectively. The individual in this role must be detail oriented and self-motivated with a strong commitment to and focus on getting the right results for the Firm and local office. He or she must lead by example, be able to influence those within and outside of the firm, work well with other teams and be methodically organized. On all projects this role must take the lead in coordinating all internal resources including IT and AV as well as to both introduce and impose Firm standards on the project - construction quality, furniture and technology standards - to maintain consistency throughout the portfolio and, while pricing varies from market to market, adherence to capital budget expectations.
In addition to local, project specific function, this position also works closely with our lease administration coordinator and other firm-wide resources on real estate capital budgeting, as well as with IT Directors to coordinate the construction and IT elements of each project.
